Whose Idea Was This?
The Atlas One Property Portal and Buyer’s Guide was created by me, Paul Quirk, as part of my role as a licensed Real Estate Agent with IREA, based in Shibaura, Minato-ku, Tokyo. I am

- backed by the support of IREA’s team of more than 14 bilingual agents.
- supported by AXIOS Management, which actively manages over 500 properties on behalf of clients.
With deep knowledge of both local regulations and international buyer needs, we serve as your trusted partner in every step of the process.

My Story
When my wife’s family decided to sell some of our land, we became bogged down by the myriad of confusing laws and became furious at the uncaring attitude of many real estate agents. We decided to go it alone. But even after living in Japan for over 15 years, I quickly realized that that experience alone wasn’t enough to navigate the complexities of real estate law.
To get a proper understanding of the system, I studied from scratch — passing the Japanese Real Estate Exam — and then, as an agent, learning the rest through direct, hands-on experience.
At the same time, my decades in Japan gave me something quite useful: a deep understanding of the cultural aspects of buying and selling property. The subtle rules of negotiation, the expectations around contract signing, and the complex relationships that shape transactions — these insights are just as important as legal knowledge.
I’ve brought both of these worlds together in the Atlas One Japan Buyer’s Guide, so you can move forward with confidence, clarity, and peace of mind — rather than just blindly stumbling along. Whether your dream is owning a modern Tokyo apartment or a 3-bedroom house for your family, my goal is to help you secure your own small piece of Japan — something you can proudly call your own.
